Town of Stettler council approved a property owner’s request to split and merge a mobile home lot with two nearby ones.
The decision was made at the Oct. 5 regular meeting of council.
Councillors read a request for subdivision and consolidation written by Leann Graham, director of planning and development, and presented by Greg Switenky, chief administrative officer (CAO).
The request was filed by 123911 Alberta Ltd. for Lot 3, 4 and 5, block 1, plan 1321364 which was also described in the report as 4905, 4907 and 4909 – 43 Street in Stettler.
“The applicant is proposing to subdivide lot 4, block 1, plan 1321364 to create two separate parcels and subsequently consolidate the north half of the newly subdivided parcel (Lot 4) with lot 5, block 1, plan 1321364 and the south half of (Lot 4) with lot 3, block 1, plan 1321364,” stated Graham’s report.
“The proposed subdivision is to accommodate for two larger residential mobile home lots.
“While the applicant has applied for a subdivision and consolidation of the parcels at 4905, 4907 and 4909 43rd Street the applicant has also applied for a development permit at 4905 43rd Street (one of the proposed newly subdivided parcels) for a 2012 mobile home which received Municipal Planning Commission (MPC) approval on Sept. 9, 2021.”
Switenky stated it appears the owner of the middle lot wants to split it in two and combine it with the north and south lots.
Graham noted town staff assessed the proposal against the Municipal Government Act, subdivision and development regulations, Intermunicipal Development Plan, Municipal Development Plan and the Land Use Bylaw and found no conflict.
As well, she stated a number of other agencies and government departments were contacted about the application and they had no objections;
Graham added that the town received no submissions of opposition from surrounding landowners.
Graham’s recommendation was that councillors approve the application, which they did unanimously.
