Development proposal for Buffalo Lake

Stettler County broke its usual protocol, of not making development permits public until council has reviewed them, and posted an application for an RV Resort at Buffalo Lake.
RV Sites Canada has applied to develop Paradise Shores RV Resort between the Summer Village of White Sands and Buffalo View Estates that would see about 800 RV lots and 370 stalls with a deck and shed in Phase 1 of two phases and will be about 60 feet by 40 feet.
The development also includes a retail store, clubhouse, restaurant, spa, bar, fitness area, marina, tiny cottages, outdoor recreation facilities including a swimming pool and tennis courts.
The RV site is proposed for long-term rentals and will offer water, sewer and power.
A gas station is a potential.
“Under the circumstances, it is prudent to get this out to stakeholders as soon as possible and council and administration have taken the step to do so,” the county posted on its website after receiving the application Jan. 24.
Access to Paradise Shores RV park will be from RR 204 on the east side to avoid disturbing Rochon Sands residents.
The developer still has to get approval from Alberta Environment.
Stettler County council will review the area structure plan and rezoning bylaws during its regular meeting on Feb. 14.
A public hearing may be held as soon as March. The development permit could be approved at the county’s March 28 Municipal Planning Commission meeting.
